Foundation
There are a few things that you will need to do in order to prepare for delivery. The preparation of your site ensures a hassle free delivery and we are here to help you know how to prepare your cabin foundation. It is very important to put the time and effort into getting your site properly prepared giving your modular cabin a solid, level foundation that helps delivery go smoothly.
With your cabin purchase we will give you plans showing how the foundation needs to be done so we can deliver onto it. These plans will reflect your chosen foundation. We recommend a crawl space foundation or if you want to add square footage the basement option is a great value for most. Cabins can also be placed on piers, concrete/gravel pad or blocked and leveled (this is not recommended). We do not offer or provide foundations and you will be required to hire a local contractor to construct your foundation. Your foundation plans will call for your contractor to install a pressure treated wooden sill plate on top of the concrete foundation wall & also down your center supports on multi section models. That way our on-site crew can attach the floor joists to the sill plate using simpson strong ties.

Permits
Before you get too far into the project you will want to check with your local municipality to see whether you will need a permit for your project. Permit requirements vary a great deal from place to place and the best way to find out is to research on-line, call or visit the local township where you are looking to build.
Delivery
Our cabin pricing includes the cabin being delivered (free first 200 miles from Shpeherdsville, KY) and installed on your provided foundation. It is an additional $9.50 per loaded mile beyond plus $100 permit fee for each state crossed. 16' wide and 30' wide cabins require a $700 wide load fee and additional $1 per loaded mile.
Each delivery is different so it is important for you to communicate with us so we can help. With each delivery you need to take into consideration access to the site and the size of the cabin being delivered. It will be delivered fully assembled on a custom trailer, so we need to make sure, prior to arrival, that we will be able to access the site.
Our truck and trailer is 60' long requiring sufficient room for the driver to get into the site. Access to the site and the site itself needs to be free of obstacles, trees/tree limbs, overgrown vegetation and mud at the time of delivery. On straight stretches we need approx. 2′ more space than the cabin’s width, and 14′ of vertical clearance. On turns we need to make sure that there is adequate room to make the turn.
If you have delivery concerns the driver will ask that you send pictures of the site. This allows him to get a feel for what he is getting into and ask any questions that we need to prior to arrival. If there are still questions or concerns a site visit is recommended. Starting at $300 depending on distance the driver will come to your site and walk the property with you and let you know at that time what you need to have done prior and during delivery.
On larger cabins, 24' and wider a crane is recommended for placing the sections, however it is not always neccessary and will be determined by the driver after viewing the site. It may be determined that a crane or other equipment will be needed to unload and/or set the cabin. This is usually the case when there is not a large enough space to maneuver the truck, the foudnaiton is taller than 30" and/or the cabin has to be unloaded from the side. Any equipment needed is the customers responsibility.

Utility Hook Up's
You'll be responsible for hiring a contractor or locally licensed electrcian and plumber for hooking up your utilities: electric, sewer, and water. Our modular cabin design makes it easy and straightforward for them to have it completed quickly. Plumbing is roughed down to the floor from the individual fixtures and the electric can be accessed through the 200 amp panel box.
HVAC is the full responsibility of the customer to have installed by a third party after delivery.
